Welcome to South 40, a family-owned farm encompassing 40 sweeping, picturesque acres just off of I-840 and I-65 south of Franklin. This flat parcel of land provides ease of access as well as multiple vignettes and scenes for any type of photo or video shoot.
In an effort to help their community of fellow photographers, property owners Ann and Jeff Thoni of Ann Thoni Photography have made their family’s land available for everyone from budding photographers with iPhone skills, to professional photographers and video crews. We have hosted wedding shoots, family photo shoots, senior photos, portrait sessions and have even hosted multiple music videos and film productions.

Roam Our South 40
The real beauty of South 40 is that the options here are endless. We have a scenic, flat parcel of farmland bordered by a beautiful creek and thick tree lines. Our 40-acre farm is easily accessible, but feels wonderfully remote, providing the perfect location for any shoot.
All Creatives Welcome
South 40 welcomes everyone from Hollywood-level directors and producers to shutterbugs who want to test out their new iPhone camera. We have hosted everyone from music video shoots to corporate how-to videos and drone photographers and look forward to hosting you!
Convenient to Interstate
Despite the remote feeling of our property, South 40 is extremely convenient. We are less than a mile from Interstate 840 just south of Franklin, TN. We sit 5 miles from I-65 and sit just shy of 30 miles outside of Nashville and Murfreesboro. Our ingress/egress is easy for buses and semis.
Production Support
South 40 comes with a full photo studio that can be used for photography, a green or changing room. We also have a vintage RV, plenty of private space for hair/makeup and we work with local event companies to secure rentals of anything you may need that we don’t already have.
Choose a Backdrop
Because South 40 is owned by a photographer, the site features multiple outdoor photography sets as well as scenes including a lake, several barns, classic cars and even a few sweet dogs that love to make themselves at home on a shoot, whether they are in the photos or not.
Plenty of Parking
Because we have 40 acres, there is plenty of room for crew parking, catering, staging or any other off-camera needs you may have. The owners live on-site and are eager and willing to make any necessary adjustments to ensure South 40 is the perfect spot for your next shoot.
Drone Services
Drone services are now available at South 40, giving creatives a new way to capture the full setting of the farm. Whether you need wide establishing shots, bloom coverage, or unique overhead angles, this service helps you show the space in a way that complements your ground-level photos.
